All non domestic properties (with few exceptions) now require an Energy Performance Certificate when constructed, or marketed for sale or let. The EPC is valid for 10 years and is accompanied with a report containing recommendations to improve the energy efficiency of the environment conditioning systems (the air conditioning, ventilation, lighting and heating plant) to help reduce energy usage and reduce the CO2 emissions too.
 
Commercial properties cover all kinds of buildings from houses which have been converted to business use and now have a commercial industrial or retail operation within, to purpose built factories and shopping centres some as shown below

 This double retail unit also had two flats above requiring an extra EPC where one flat had separate access, and the second flat shared a common entrance with the commercial unit.
 
 
Some examples of commercial assessments undertaken since 1st October 2008. Few exceptions to an EPC requirement exist, such as places of worship; temporary buildings with a design or expected life of two years or less; stand alone buildings of 50 sq.mtrs or less. Factory Unit, Baglan Industrial Park, Port Talbot.

Although a large area building with integral offices, toilet block and kitchen area, this is not a complicated building and the on-site survey was completed in about 4 hours

 

Former Bakery - Roath Cardiff

This building was challenging due to its extensive alterations over many years with extended ground floor single storey frontage with timber roof, and partial dwelling above. This building has a combination of sold stone, sold brick and cavity brickwork, and display glazing all of which has to be measured and areas calculated. An internal staircase was also removed creating extra interior partition walls.

 

Vacant Retail Unit -Gabalfa Cardiff

This shop unit was uncomplicated in HVAC syste using mainly electric storage heationg but required several virtual zones to be created due to the depth of building and the various functions which were undertaken as reception, consultation rooms, and workshops along with toilets utility & storage areas.
